What is a Probate House Clearance?

A probate house clearance is the process of emptying and preparing a property that was owned by someone who has passed away, specifically when their estate is going through probate. Probate is the legal process of validating a will and administering the deceased person’s estate. The clearance of the property is often a necessary step before the property can be sold, transferred, or rented out.

Unlike a standard house clearance, a probate clearance requires a heightened level of sensitivity, discretion, and often, attention to specific legal requirements. Key aspects of a probate house clearance include:

The items within the property belong to the deceased’s estate. Therefore, the clearance process must be handled in a way that respects the legal obligations and the wishes outlined in the will, if one exists.

Before any items are removed, it’s crucial to carefully sort through belongings to identify anything that may hold significant monetary or sentimental value to the beneficiaries or the estate. These items need to be kept separate and potentially valued or distributed according to the will.

In some probate cases, particularly more complex ones, it may be necessary to create an inventory of items within the property for legal or accounting purposes. A professional house clearance company can assist with this if pre-arranged.

Once valuable and sentimental items have been retained, the remaining contents of the property need to be cleared. This involves responsibly disposing of waste, recycling materials, and donating suitable items to charities. This process must comply with all local authority and environmental regulations in the UK.

After the clearance, the property is left empty and tidy, ready for its next steps, whether that’s cleaning, renovation, sale, or transfer.

Given the emotional context, a probate house clearance is carried out with utmost respect for the deceased and their family. This includes maintaining discretion and understanding the emotional attachment to personal belongings.

A professional probate house clearance service understands these nuances and provides a structured, respectful, and efficient approach to clearing the property, allowing the executors or family members to navigate the probate process with one less significant burden. For families in the region, a specialised house clearance Norfolk company offers local knowledge and a compassionate service to support them through this period.

How Probate Clearances work

Step 1

Get in Touch

Please feel free to give us a call or request your free quote. We will be happy to discuss our probate clearance service with you.

Step 2

Receive a Fixed Quote

Ideally, we would arrange a probate clearance viewing of the property, either with you or if this is not possible due to geographics, then we are happy to collect keys from Estate Agents, Solicitors or a family friend. A physical viewing allows us to ensure the most accurate quotation possible, as we work on a fixed quote system with a no hidden fees policy. Alternatively, detailed photos sent via email, with a detailed description of what requires clearing will be sufficient for us to provide you with a quote.

Step 3

Book in Your Probate Clearance

We will be delighted to send you a fixed quotation via email, breaking down all costs and explaining the process best recommended for your requirements.

Frequently Asked Questions

Here are some of the more frequently asked questions about our probate house clearance services and solutions.

Probate

Yes we do! We are more than happy to carry out a clearance and deep clean on a solicitors instruction.

Yes of course, we have dealt with clients before that require us to take the “leg work” here in the UK as they live abroad. We will keep you up to date from start to finish, we can organise a complete clearance and clean and sale of the property (via a recommended agent) on your behalf. Working alongside your chosen solicitor to ensure a hassle free complete solution.

How our services work

You have definitely come to the right place! We would love to hear from you either by phone, email or our “Request your free quote” form.

We will discuss your requirements with you, we always recommend a face to face meeting and viewing of the property if this is possible. However if you do not live locally then we can either arrange to meet a family friend that’s local, alternatively if the estate is being managed by a solicitor or estate agent then we are happy to collect keys. Viewing a property ensures the most accurate quotation for a clearance (and deep clean if requested,) it also allows us to assess other important factors such as vehicular access, property layout and condition. If this is not possible then we would ask that you supply us with as many detailed photos and information as possible. Once the viewing has taken place then we will be happy to submit a “fixed price” quotation to you, normally via email so that you have it in writing.

A 50% deposit is required to confirm the booking and to secure a date for the clearance to commence. Don’t worry, we will issue you with a complete invoice showing the deposit payment as proof of your payment. The remaining balance is due immediately after the clearance has been completed. We accept Bank Transfer and all major Debit / Credit Cards. However, we cannot accept cheques.

We would advise you to put any belongings you wish to keep to one side or remove them prior to the clearance taking place. Alternatively, if there is nothing you wish to keep then please let us know. If anything of high value is found during clearance that you may not have been aware of then we will bring this to your attention.

Unfortunately not, we prefer to view a property in person so that you can be assured of an accurate “fixed priced” quotation, allowing you to budget accordingly. If this is not possible then as a minimum, we would require photos with as much information as possible to ensure our quotation is accurate.

No, there is no need for you or a relative / friend to be on site whilst we carry out the clearance, unless you specifically prefer to be.

We appreciate that a clearance can be a little unsettling to view for some of our clients.

Also due to Health and Safety, heavy lifting and dismantling, we prefer to keep the number of people on site to a minimum.

A quotation can vary dramatically from one property to another, a quotation is based on the size of a property, volume and total weight of items to be removed, access, time required to complete a clearance, if carpets are to be removed and is a deep clean required afterwards? We always submit a detailed and itemised quotation for your consideration, explaining all costs in detail.

Yes, we do! As part of a clearance quotation, please let us know if you would like the property to be cleaned once the clearance is completed and we will be happy to advise you.

Yes we can, we work with a trusted panel of Estate Agents and Property Auctioneers, we would be happy to introduce you to an agent that would best suit the property to ensure its best value and sale price when the property is on the market. Let us know if this would be of interest and we will be happy to assist.

We accept Bank Transfer or Card Payment over the phone or on the day, as we carry mobile card readers in all our clearance vehicles.

We require a 50% deposit before the start date of the clearance, with the remainder payable immediately upon your inspection and satisfactory completion. A Waste Transfer Note / Duty of Care document will be issued for you to sign on completion. This is a legal document required by law to ensure both parties are compliant.

An invoice for the full amount will be issued and a copy sent to you via email before the start date, so that you have proof of your deposit. If paying by card then we will issue you with your card receipt.

Unfortunately, we cannot accept cheques as a form of payment.

We are not a waste removal / collection company in the normal sense, we would recommend you take these items to your local Household Waste Recycling Centre, or if the items are too large to fit in your car then you contact a “man and van” style registered waste carrier / waste disposal company.

Accreditations and experience

Yes! We carry Public Liability insurance up to £5,000,000 as well as Employers Liability insurance for all of our team.

Most definitely! We hold a Certificate of Registration under the Waste (England and Wales) Regulations act 2011   We would strongly advise that all potential clients ask to see a copy of this certificate when approaching any Clearance or Waste related organisation.   A copy of our registration can be found on the Environment Agency website below.

All of our staff are scrutinised and vetted before joining Clear A Space, this includes a satisfactory completion of a DBS (Disclosure and Barring Service) check.

Throughout most clearance’s either Ray or Laura (Company Directors) are on site from start to finish, they conduct every “private document and valuables search” personally, ensuring the upmost scrutiny and compliance of their team at any one time. All clearances are carried out with a Project Manager in place on the rare occasion Ray or Laura cannot be there personally.
